70 Rainey is a 34-story residential tower that combines refined elegance with the eclectic spirit of Austin’s Rainey Street District. Featuring a sleek glass curtain wall, the building offers 173 residences, from studios to two-story penthouses, each with sweeping views of the Colorado River, downtown skyline, and Hill Country. The tower’s striking form subtly twists at its base to align with the historic street grid, a structural move that also optimizes parking.
At the pedestrian level, the design embraces the vibrance of Rainey Street with warm, tactile materials such as wood, concrete, and oxidized steel, along with porches, terraces, and activated storefronts that encourage interaction with the neighborhood. Lush gardens and suspended planters connect the building to the adjacent parkland, inviting Austin’s signature laid-back lifestyle. The project, spanning 330,000 square feet, has achieved an AEGB 4-Star rating.
